This page has been developed for Orchard Villas CUOA owners wishing to install

The following restrictions apply:

> Awning installation is permitted only on Colonnade and Ducal units with large courtyards.
> Awnings must be purchased from and installed by Board of Directors approved vendors.
> All installs will be wall mounted only. No roof mounting will be allowed.
> Awnings cannot be mounted through the stone veneer.
> All trims and frames must be white in color.
> All installs must include a hood or top board design for maximum aesthetics.
> Pattern and color choices must be agreed upon by your neighbor prior to install.
> Final color choices must have approval of the architectural committee prior to install; pre-approved list of colors is below.
> All color choices must be consistent with the color of the building.
> All installations must be performed in compliance with all applicable statutes, rules and regulations and in a quality, workmanlike manner as not to cause legitimate safety concerns, including danger of falling. It is the responsibility of the owner to secure any permits required by the local municipality.
> The owner is responsible for any injury or damage to persons or property caused by their awning.
> Installation, repair, maintenance and cleaning will always remain the responsibility of the unit owner.
> If the awning is removed at any time, the installation area must be returned to the original pre-installation condition at unit owner’s expense.
> Failure to obtain proper authorization or installation not in conformance with this policy and guidelines will result in a $200 fine, removal of the awning at the homeowners expense, including all repair costs to return the exterior to its original condition

No portion of this installation policy and guidelines may be waived or changed verbally and any such change shall only be effective when in writing by the Board of Directors.

Pursuant to Article 5.3 (i) of the Declaration, each install must be approved by written consent of the Board of Directors. The Architectural Committee shall review and make its recommendation on each proposed installation to the Board prior to such consent which, if given by the Board, will be communicated to the applicant through the Management Company.
