Parking/Inoperable / Covered Vehicles- Covenant, Article 5.17;Each Owner will provide for parking of automobiles off the streets and roads within the Development. There will be no outside storage or parking upon any portion of the Development of any disabled vehicle (with flat tires, on jacks, without a current license tag, etc.) or any vehicle with signage or lettering advertising a business, mobile home, trailer (either with or without wheels), motor home, tractor, truck (other than pick-up trucks without signage or lettering advertising a business), or commercial vehicles of any type, except in a Unit's garage, if a Unit has a garage, otherwise only within the unimproved portion of a Unit that is not visible from the street rights of way within the Development. Any permitted parking of a mobile or motor home within a garage or within an area screened from view will not be construed as to permit any person to occupy such mobile or motor home, which is strictly prohibited
Political Signs- Covenant Article 5.11, Page 25- Signs posted in connection with a political campaign, candidate yard signs displayed from a Unit (or, in the case of Townhouse Unit, displayed only from within the dwelling structure)shall be permitted without Declarant or Board approval, only if (i) the sign has a maximum area of four (4) square feet and, except for signs displayed from within a dwelling structure, the sign should be displayed no sooner than 45 days prior to the election and is removed within 7 days after election.
Artificial Vegetation and Exterior Sculpture;Covenant Restrictions- Article 5.14- No artificial vegetation shall be permitted on the exterior of any portion of the Subdivision. Exterior sculpture, fountains, flags and similar items are subject to Declarant's or the ARC's prior approval.
5.16 Nuisances.-No rubbish or debris of any kind will be dumped, placed, or permitted to accumulate upon any portion of the Development, nor will any nuisance or odors be permitted to exist or operate upon or arise from the Development, so as to render any portion thereof unsanitary, unsightly, offensive, or detrimental to persons using or occupying any other portions of the Development. Noxious or offensive activities will not be carried on in any part of the Development, and the Association and each Owner and Occupant will refrain from any act or use which could cause disorderly, unsightly, or unkempt conditions, or which could cause embarrassment, discomfort, annoyance, or nuisance to the Occupants of other portions of the Development or which could result in a cancellation of any insurance for any portion of the Development, or which would be in violation of any law or governmental code or regulation.
Garbage Screening- Covenant, Article 5.19- No trash, rubbish, garbage or other waste material shall be kept or permitted upon any Unit or the Common Area, except in sanitary containers located in a garage or, if there is no garage, in an appropriate area screened and concealed from view (except for the periods immediately preceding and subsequent to pick up by the applicable disposal service). No weeds, vegetation, rubbish, debris, garbage, waste materials or materials of any kind whatsoever shall be placed or permitted to accumulate on any Unit or any portion of the Property which would render it unsanitary, unsightly, offensive, or detrimental to any property in the vicinity thereof or to the occupants of any property in such vicinity, except as is temporary and incidental to the bona fide improvement of any portion of the Property.
Lawn Maintenance- Covenant, Article 5.19-Grass, hedges, shrubs, vines and mass planting of any type on any Unit or any portion of the Property shall be kept trimmed and shall at regular intervals be mowed, trimmed and cut so as to appear neat and attractive. It shall be each Owner's responsibility to water the lawn and the plants on its Unit at regular intervals. Trees, shrubs, vines and plants which die shall be promptly removed. No leaves, trash, garbage or other similar debris shall be burned except as permitted by the appropriate governmental authority.No weeds, vegetation, rubbish, debris, garbage, waste materials or materials of any kind whatsoever shall be placed or permitted to accumulate on any Unit or any portion of the Property which would render it unsanitary, unsightly, offensive, or detrimental to any property in the vicinity thereof or to the occupants of any property in such vicinity, except as is temporary and incidental to the bona fide improvement of any portion of the Property.
General Maintenance; Covenant Article 8.1-Each Owner will be responsible for maintaining his or its Unit in a neat, clean, and sanitary condition.
Unapproved Exterior Change; Covenant Article 8.1- No Owner will (i) decorate, change, or otherwise alter the appearance of any portion of the exterior of a Unit dwelling, building or other structure, or the, landscaping, grounds, or other improvements within his or its property unless such decoration, change, or alteration is first approved, in writing, by the ARC.
Parking( Boats, Trailers and Unlicensed, Unregistered or Inoperable vehicles; Architectural Guidelines; No owner or his family, lessee or sublessee or guest of an Owner shall park any vehicle on a street within or adjoining the community except in a designated paved parking space; park or keep on any Unit or street within tor adjoining subdivision any abandoned, partly dismantled or inoperative vehicle; or park or keep on any unit or any street any boat, trailer, jet ski, motor home, camper, bus, truck in excess of ton, commercial vehicle, truck or van, or anything else other normally intended to be a private passenger vehicle within the subdivision.
Holiday Lighting; Architectural Guidelines, Page 6-Holiday lighting shall be removed no later than one (1) month after the holiday.
