Parking- Covenants Section 6 and 7- No vehicles may be regularly parked within the right-of-way of any street in or adjacent to SUNSET GROVE, including public streets. No vehicles or any kind or shall be parked on any portion of a Lot other than a paved driveway, parking pad or garage. No commercial trucks, vans, tractors, boats, campers, trailers, motorcycles and ATV must be stored within enclosed garage.
Outdoor Structures; Covenants Section 18- No outside clotheslines, tree houses, playhouses, swing set and other play equipment, gazebos and other yard decorations, refuse/ recyclables receptacles must be concealed behind approved screening.
Maintenance- Covenants Article V- Sections 2; Each Owner shall keep Lot in a safe, clean and attractive condition. Prompt removal of all litter and trash. Maintenance upkeep on on fences, retaining wall, exterior painting, power washing, lighting and driveway maintenance.
Lawn Maintenance- Covenants Article V Section 2- Seeding, fertilizing, watering of all lawns. Mowing, edging, clipping, sweeping, pruning, raking and otherwise caring for all lawns on a regular basis. Maintenance of flower and plant gardens needed regularly.
Garbage Containers-Covenants Section 14. All roll-carts, bins and other receptacles shall be stored on a Lot in an area suitably screened from public view as determined by the Architectural Review Board.
Unapproved Exterior Change- All exterior changes must be approved by the ARB prior to starting. This including structures, Exterior color changes, fences, solar and major landscaping.
