- Animals: Covenants Article 7, Section 7.08 - No animals shall be raised, bred or kept on any Lot or the Common Area, except that dogs, cats, or other household pets may be kept or maintained provided that they are not kept or maintained for commercial purposes.
Exterior Lighting: Architectural Control Committee 7.13 (f) Exterior lighting shall be shielded and must be directed so as not to shine directly on another Lot.
Exterior Maintenance: Covenants Article 7 and section 10.06 and 13.06- Owner shall be responsible for replacement and reconstruction of improvements on his or her lot required because of damage or destruction. 11.02.-Restoration and repair to any lot shall be made by and at the expense of the owner.
Garbage Containers: Covenants Article 7 , Section 7.09: No trash, rubbish, garbage or other waste material shall be kept or permitted on lot except in sanitary containers located in a garage or, if there is no garage, containers must be screened and concealed from view. Periods immediatley preceding pick up- excluded.
-Inoperable Vehicles: Covenants Article 7, Section 7.03: No vehicle of any type which is abandoned or inoperative shall be stored or kept on any part of the Common Area or on any Lot, and no automobiles or other mechanical equipment may be dismantled or parts thereof stored on any said Lot. Wrecked or damaged vehicles shall only be stored in the garage on a Lot.
-Lawn Maintenance: Covenants Article 7, Section 7.09: Grass, hedges, shrubs, vines and mass planting of any type on any Lot or any portion of the Property shall be kept trimmed and shall at regular intervals be mowed, trimmed and cut so as to appear neat and attractive. It shall be each Owner's responsibility to water the lawn and the plants on its Lot at regular intervals. Trees, shrubs, vines and plants which die shall be promptly removed.
-Parking / Storage of Prohibited Vehicles: Covenants Article 7, Section 7.03: No vehicles of any type shall be parked on the street rights of way within the Property, except as may be permitted by the Rules and Regulations...No vehicles of any type shall be parked or stored on any part of a Lot other than in the garage or driveway of such Lot. No vehicles of any type shall be parked on the sidewalk or grass on any Lot.
Unapproved Exterior Change: Architectural Control Committee, unless approved. No Owner shall construct, install, erect or maintain upon any lot any outbuilding, storage shed, gazebo, trampoline, awning, freestanding flagpole on any front or side yard. No above ground pools deeper than 2ft by 10ft. Yard art shall only be allowed by mailbox and on front porch or rear of dwelling. 7.13- No vents, pipes, AC units or other appendages may extend from the front of any dwelling.
Use Restrictions Article 7-Pets.(a) No animals shall be raised, bred or kept on any Lot or the Common Area, except that dogs, cats, or other household pets may be kept or maintained provided that they are not kept or maintained for commercial purposes. The number of household pets generally considered to be outdoor pets, such as dogs, cats, et cetera, shall not exceed a total of three (3) in number except for newborn offspring of such household pets which are under nine (9) months of age.
Unlawful Activity Article 7-7.02- No unlawful activity shall be conducted on any Lot or in any other part of the property. Nothing shall be done with the Property that is an unreasonable annoyance, inconvenience or nuisance to the residence of the Property, or that unreasonably interferes with the quiet enjoyment of occupants of Lots.
Signs and Curtains- Article 7.04- No Owner shall place on or about any window any metallic foil or other coating, substance or material which similarly acts as a reflector of light nor shall an Owner place Newspaper, beds sheets, towels or any other material not intended as a window covering.
